Things To Consider Before Upgrading A Kitchen Prior To Selling A Home

Should I make upgrades in my home before selling it?  If so which room would be best to do?  Is the return on investment worth the effort?  These are all questions that I hear regularly from home owners who are considering selling.  Unfortunately there is no simple answer.  Every home is different, and making the right decision can depend on several things.  A realtor can help by sitting down with their client and pulling up listing photos of other homes for sale in the same neighborhood, or by taking their client to preview those homes to see what they will be competing against when they list their property.  Once the decision to do upgrades is made, here are some things to consider that before taking a sledge hammer to the existing rooms.  Real room remodeling is not as easy or glamorous as it seems on television.  Keep the old saying “measure twice/cut once" in mind, and have a plan before starting.

Is A Kitchen Remodel A Good Financial Option?

The quick and easy advice you may hear from real estate agents is to do the kitchen, and/or the master bedroom and bath if you want the highest return on investment.  Normally the kitchen does provided the highest ROI, however that may not be true with every home.  If the house has an open floor plan the renovations could affect other rooms that are connected to the kitchen.  The popularity of open floor plans can force you to consider having the upgrades flow into the dining room and living room areas.  

How Much Are You Able To Invest In The Remodel?

Doing a complete kitchen remodel can hit you with expenses that you may not have considered before.  Naturally you will want to price cabinets, flooring, countertops, appliances, back splash options, lighting, storage options, sinks, fixtures, etc.  You will want to prepare for other expenses as well.  Are you going to hire a designer or contractor, and what are their fees?  How long will the job take?  Will you need to make arrangements for accommodations outside of your home while the work is being completed.  

Is There A Best Flooring Choice?

Again, if layout of the home can be a determining factor on flooring.  With an open floor plan, the existing flooring often moves from one room to the other.  Popular options for kitchens can range from hardwood, porcelain tile, stone, bamboo, or laminate.  I would recommend avoiding carpet in the kitchen area, which should go without saying, but I felt the need to mention it anyway.  Laminate could be the most cost effective choice, however value it adds to a kitchen is much lower than other flooring choices.  I used stone tiles in my kitchen and have been very happy with it.  It is very helpful to consider other upgrade choices before making a final decision.  You will want your kitchen to look good as a whole, so looking at samples of flooring, countertops, and cabinetry together will give you a better idea of how the overall room will look when done.

What Is The Best Style Choice?

What Is The Best Choice For Countertops?

Choosing the right countertop materials can vary based on style, personal taste, the type of house, and expense.  Granite is a very popular countertop material, and it comes in a large variety of styles and colors.  Marble is also popular, but can be higher maintenance than granite.  Other choices could include engineered quartz, concrete, tile, or even a nice rustic butcher block.  Choosing the right countertop is important and can be a determining factor for how the entire kitchen will look.  My next blog will go more in-depth on the various countertop materials.
